PAYMENT OF FIFTH INSTALMENT GREATER NOIDA PHASE - I

1. Reference our letter No______________________dated __________indicating the payment plan in respect of your dwelling unit at Greater Noida, Phase - I.

2. Based on the suggestions of various allottees and the environment, as also on the specifications being provided by various builders and societies adjacent to our project, the specifications provided in your dwelling unit have been suitably upgraded, the details of which are as under:-

(a) Flooring. Provision of better quality tiles in drawing/dining room and bed rooms. All kitchen and toilet floors have been provided with branded ceramic tiles with matching borders and motifs. Earlier all rooms except the drawing/ dining had normal ceramic tiles. All corridors, entrance lobby, staircases and lift lobby have been provided with Udaipur Green Marble flooring with White Marble Border. This was earlier Terrazo flooring. Also the lift facia have been provided with black granite cladding.

(b) Windows. All windows now being provided are of aluminum sections with openable side hung shutters. Provision has been kept for subsequent installation of fly proofing shutters by the occupants themselves. Earlier the windows had pressed steel chowkhats with sheesham wood shutters.

(c) Doors. Door chowkhats which were earlier of pressed steel have now been replaced by wooden chowkhats.
(d) Electrical Points. The number of light and plug points have been increased to ensure provision of AC in all rooms, as also convenient use of all electrical gadgets. Also all switches now being provided are of modular design as against Piano type of switches being provided earlier.

(e) Roads. Internal roads which were earlier Bituminous, have now been replaced by concrete roads.

(f) Power Back Up. In addition to power back up being provided for essential services like street lights, water supply, lifts and fire fighting, extra power is also now being provided to each DU for running of lights and fans in the rooms.

(g) In addition to the above improvement in specifications, the cost of cement and steel and other construction material has also escalated considerably.

3. The above upgradation and increase in cost of materials has resulted in increase in the cost of the dwelling units, which is given below :-

4. This increase is planned to be charged in two instalments, with the first part being included in the fifth instalment (due on 04 Aug 06, and being postponed ) and the second part to be included in the final instalment to be received three months prior to handing over of the dwelling unit.

5. Accordingly, the revised date and amount of fifth instalment due on 04 Aug 06 are as under:-

6. Also it has been decided to revise the nomenclature for the dwelling units based on the pattern being followed by the private builders and also keeping in line with the nomenclature in our latest revised Master Brochure. Their equivalence with the old nomenclature is as indicated below:-
