TENTATIVE FINAL COST OF DU - GREATER NOIDA PHASE II
AND IIA
1. Further to our letter No ------------------------------------------------------giving
the tentative cost and scheduled of payment in respect
of DUs allotted to you.
2. The project is progressing as per schedule and the
DUs are likely to be handed over by Jul/Aug 2009. Based
on the expenditure till date and the likely future expenditure
till handing over, it has been estimated that the cost
is likely to increase by 16-18% of the earlier announced
cost, due to u/m reasons :-
(a) Imposition of Service Tax of approx 4.12% on all
the builders by the Govt including those working for
AWHO.
(b) Sharp increase in cost of materials, which is beyond
the normal escalation assumed while announcing the earlier
cost This is more so in case of steel and cement.
(c) Increase in the cost of central amenities which
have yet to be constructed.
(d) Certain aesthetic and functional improvements in
the project.
3. Accordingly the cost of DUs announced vide our letter
refereed at para 1 is likely to increase as under :-

4. In view of the above you are requested
to keep the above cost in mind while planning your finances.
In addition to the above, an approx amount of Rs 1.30
lacs as cost of covered car park and Rs 20,000/- as
Society Charges should also be catered for.
5. The above amount will be required to be paid approx
03 months prior to taking over of the DU.
